Outdoor Concrete That Handles All Four Seasons
Porch & Patio Coatings protect the concrete that spends the most time out in the weather. In Greensboro, a back patio or front porch slab bakes through July afternoons that average close to 79 degrees, soaks up rain from around 44 inches of precipitation a year, and then faces about 75 nights a year that hit the freezing mark or drop below it. A good outdoor coating has to keep its color in the sun, give your feet grip when wet, and let the slab cope with freeze-thaw without peeling off.
Why we do not put plain epoxy outside
Standard epoxy is a poor fit for exposed concrete. HomeGuide rates its UV resistance as poor to fair, so on a sunny patio it can yellow and chalk within a few seasons. For outdoor work we use polyaspartic and other UV-stable systems; HomeGuide rates polyaspartic UV resistance as excellent. On covered porches that get little direct sun, an epoxy base with a UV-stable topcoat can work, but anything that sees open sky gets a coating made for it.
Freeze-thaw and water under the coating
Outdoor slabs take on water from the ground and from rain at the edges. If a coating traps that water, a freeze can push it up and break the bond. That is why outdoor prep includes checking how the slab drains, looking for low spots that pond, and testing moisture. We grind the surface so the coating penetrates and bonds, repair cracks so water cannot get under the edges, and use systems suited to exterior concrete. Freezing rain from cold-air damming is common in Greensboro winters, so a coating that holds up to ice and the occasional de-icer matters.
Grip when it rains
A glossy patio is a slip hazard after a summer thunderstorm or on a frosty morning. Every outdoor coating we install includes texture: a full chip broadcast, a fine aggregate in the topcoat, or both. Steps and the edges of porches get extra attention because that is where people slip most. We will show you the texture before you choose, since more grip also means a little more scrubbing to clean.
Pool deck resurfacing
Pools across Guilford County sit on concrete decks that crack, stain and get hot under bare feet. Pool deck resurfacing can mean a cool-deck style texture, a decorative overlay, or a coating system. According to HomeGuide, Kool Deck gives a non-slip surface and keeps the deck cooler to the touch. Epoxy and polyaspartic systems give a sealed, colored surface, but they can run warmer underfoot in direct sun, so we talk through comfort as well as looks. Pool chemicals and constant wet traffic mean the topcoat and texture need to suit that use.
Covered porches and front steps
Concrete porch slabs often have years of porch paint, which peels with each winter. We remove it, repair the surface and coat it with a UV-stable system in a solid color or a light chip, carried down the front steps so the whole entry matches. Painted porch floors also tend to hold dirt, while a coated surface hoses clean.
HOA and neighborhood questions
If your home is in a neighborhood with a homeowners association, its rules may cover visible exterior colors. A back patio rarely raises questions, but a front porch or walkway that faces the street might. It is worth checking your HOA guidelines before choosing a bold color; we can bring neutral samples that tend to fit most neighborhood standards.
Spring and fall are the best install windows
Outdoor coatings depend on the weather more than any other job we do. Most products need a dry slab and a run of days inside a set temperature range, with no rain while the coating cures. In Greensboro, late spring and early fall usually give us the most reliable windows: warm enough days, cooler nights that are still above freezing, and less of the high summer humidity that speeds up polyaspartic and can trap moisture. Summer installs work too, but on those jobs we often get going at first light, before the sun heats the slab. Winter outdoor work is limited to mild stretches. When you call, we can tell you what the next few weeks look like and book around the forecast.
Outdoor coating care
Rinse pollen, leaves and dirt off with a hose, scrub with a soft brush and a mild cleaner, and avoid heavy use of rock salt on a coated surface in winter. Clear standing water after storms where the slab ponds. Planters and grills should sit on feet or mats so heat and trapped water do not mark the finish. Each spring, look over the edges and any cracks for spots where water could get under the coating, and call us early if you see lifting. A small repair in April is far easier than a large one after another winter of freezing and thawing.

Porch & Patio Coatings Questions
Can epoxy be used on an outdoor patio?
Plain epoxy is a poor choice in the sun because it yellows. We use polyaspartic or other UV-stable systems outdoors, sometimes over an epoxy base on covered porches.
Will a patio coating survive Greensboro winters?
A coating that is well bonded to ground concrete, with cracks sealed and drainage checked, handles freeze-thaw far better than paint. Avoid heavy rock salt on it.
Is a coated patio slippery?
Not when it has texture. We add chip or fine aggregate to every outdoor coating, with extra on steps.
What are my pool deck resurfacing options?
Common choices are a cool-deck texture, a decorative overlay, or a coating system. By HomeGuide's figures, Kool Deck costs $4 to $6 per square foot and epoxy $4 to $10.
Can you coat over porch paint?
No. Porch paint is removed first, since a coating over paint is only as strong as the paint.
